President Charlie Brown called the meeting to order at 7:00 pm. Vice President Owen Wilson, Secretary Jeanette Perkins, Treasurer Betty Moore, and Constituent Blaine Konow were present.
OLD BUSINESS
Treasurer Betty Moore distributed & reviewed the Treasurer’s Report. 18 homeowners have still not paid their annual dues. 7 homeowners are in short sale. Betty has extended deadline until next Monday for homeowners to pay or $50 late fee penalty will be assessed. Betty is still in the process of collecting fees and will work with the few homeowners who have called and explained their need for an extension.
It was asked if a light would go in at 47th and Happy Valley Rd. due to traffic and incoming subdivision. Possibly.
Tagging is still a problem in the neighborhood & is trying to be dealt with in a timely fashion. President Charlie Brown asked homeowners to report tagging ASAP so the HOA can paint it quickly with the correct color of paint.
HOA will have front yards of vacant homes maintained.
Secretary Jeanette Perkins requested business cards to add to upcoming newsletter for referrals and community support. Info will also be added to blog.
Discussed RV parking in neighborhood. HOA tries to deal with homeowners in a friendly fashion. RVs should be removed within 7 days of parking.
NEW BUSINESS
Homeowners asked if the CC&Rs could be revised. Can there be anything in the CC&Rs that will address renters? HOA will revise CC&Rs at next Board Meeting and will mail out to homeowners in the following newsletter.
HOA will call City of Phoenix to check on why street patching was completed on west side of 47th Ave. and not on the east side.
East side of sinking curb needs to be repaired as it presents a hazard.
APS Corridor needs to be cleaned up before it gets too dry this summer.
It was asked if the weeds beyond the fence line along 45th Ave. could be removed and maintained (behind lot 14).
Many homes in the neighborhood are coming due for new paint jobs. A list of recommended painters will be added to upcoming newsletter.
Common grassy area is too wet and the water settings need to be checked.
Need to check CC&Rs on parked vehicles in streets & empty carports.
Upcoming newsletter also needs to explain recommendation for water pressure settings to be reduced to 60-75 PSI to preserve plumbing. Most homes in our community are set to 90 PSI.
